FHL

Furnished Holiday Lettings (FHL) is a tax classification under UK law that allows property owners who let out qualifying furnished accommodation on a short-term basis to access specific tax reliefs, including capital gains tax reliefs and the ability to claim capital allowances. Properties must meet criteria including availability for at least 210 days per year and actual letting for at least 105 days. HMRC administers the FHL regime and publishes guidance on eligibility and tax treatment, while legislation.gov.uk hosts the statutory framework under the Income Tax (Trading and Other Income) Act 2005. Watchdog HQ monitors changes to FHL weekly.
